Step 2 · Finance
Borrowing capacity
Before a single suburb is discussed we establish what you can borrow and what the repayments look like at that number, including whether a construction pause is worth asking your lender about. If the answer is no, you find out in week one rather than week nine.

Steps 3 to 5 · Region, area, lot
The corridor the numbers support
Your capacity sets the price ceiling, and the ceiling narrows the field. We look at yield, vacancy, land size, infrastructure spend and population movement, then our team physically inspects what is left before anything reaches you.

Steps 6 and 7 · Construction and tenant
Managed to a tenanted handover
Land and build contracted together at a fixed price. We manage the builder, the milestones and the defect inspection, and hand it over with a tenant in it rather than a set of keys and a phone number.

The twelve months that make building possible.
A construction loan draws down in stages, and you owe repayments on every stage before there is a tenant in the house. For most people that is the reason building an investment never gets off the ground.
What the pause actually is
Some lenders offer arrangements that let you pause repayments for up to twelve months while your home is being built. You keep paying your own rent or mortgage, and nothing else.
What the pause costs you
Interest continues to accrue during the pause and is added to your loan balance, which increases the total amount you repay over the life of the loan.
Who decides if you qualify
Eligibility is assessed and determined by the lender, not by us. We can tell you whether it is worth asking the question and who to ask it of.

Why we put the cost next to the benefit
A paused repayment is not a free period, and anyone presenting it as one is selling you something. Handled properly it is the difference between building an investment property and not building one. Handled badly it is a bigger loan than you planned for. You should know both halves before you decide.

Can I pause my loan repayments while my investment property is being built?
Some lenders offer arrangements that let you pause repayments for up to twelve months while your home is being built. Interest continues to accrue during the pause and is added to your loan balance, which increases the total amount you repay. Eligibility is assessed and determined by the lender, not by us.
It is useful when you would otherwise be carrying your own rent or mortgage plus a construction loan at the same time. It is a poor idea if you are already stretched, because you finish the build owing more than you borrowed. Ask your lender or broker whether you qualify and what the accrued interest adds up to over your loan term.
What is a house and land package?
A block of land and a build contract bought together as one project. In most cases they are two separate contracts signed at the same time: one to buy the land, one with the builder to construct the house on it. You settle on the land first, the build proceeds in stages, and you take possession when it is finished.
How much do I need to earn to buy an investment house and land package?
There is no single income figure, because lenders weigh your income, your existing debts, your living costs and the rent the property is expected to produce, all together. Your total debt position and your deposit usually matter more than the headline salary. The buyer ready quiz on this page will tell you which of those is the thing holding you back.
What does the $1,000 engagement fee cover?
The capacity assessment, the corridor research and the shortlist our team produces, including physically inspecting what makes the list. It is credited in full against your build if you proceed. If you do not proceed, the work is yours to keep.
Do I pay stamp duty on the whole package price?
In most states, where the land and the build are separate contracts, stamp duty is calculated on the land value rather than the combined house and land price. This is one of the structural reasons house and land can compare well against an established property at a similar total cost. Duty rules, thresholds and concessions differ by state and change from time to time, so confirm the current position for your state before you rely on it.
How long does a house and land build take?
Between six and twelve months from contract to handover for a standard single storey build on titled land, assuming no weather or trade delays. Land that is not yet titled adds the registration timeline on top of that.
Which states does Citadel Developments build in?
Every Australian state. We are not tied to one builder or one state and we hold no stock, so the corridor is chosen by what the numbers support at your price ceiling rather than by where we happen to have inventory. In practice we are active in a handful of corridors at any one time and the list changes as the data does.
What does turnkey actually include?
Turnkey means the house is complete enough to lease the day you get the keys. In our packages that covers flooring throughout, blinds, a full kitchen with appliances, driveway, fencing, letterbox, clothesline and front and rear landscaping. Check this line by line on any package you are shown, because the word is used loosely across the industry.
