One build. Four moving parts. One team keeping them in step.
A house and land purchase fails in the gaps between people: the broker waiting on the contract, the conveyancer waiting on finance, the accountant brought in after the structure is already locked. We coordinate all of it so nothing sits waiting.
Four lines, kept in step.
Each line has its own milestones. The handoffs between them are where a week disappears, so somebody has to own the whole thing.
Pick the part you want to read about.
- Core
- House and land acquisitionCapacity first, then the corridor the numbers support, then the build managed through to a tenanted handover. Fixed price, land and build contracted together.
- Coordinated
- Mortgage and financeGetting your capacity in writing, structuring a construction loan, and asking the right lender the right question about pausing repayments during the build.
- Coordinated
- ConveyancingTwo contracts signed at once, a land settlement, then a build. More moving parts than a normal purchase, and more places for a week to disappear.
- Coordinated
- AccountingOwnership structure, depreciation on a brand new build, and the questions worth asking before you sign rather than at the end of the financial year.
How to read the word coordinated
Finance, conveyancing and tax are regulated. The advice and the work on those three are carried out by separately licensed professionals: a licensed credit provider or credit representative, a licensed conveyancer or solicitor, and a registered tax agent. What Citadel does is bring them in at the right moment, keep the timeline moving, and make sure nothing falls between them. We do not give credit, legal or tax advice ourselves.
The delays are almost never in the build.
On a house and land purchase the build itself usually runs close to schedule. What blows the timeline is the handoffs.
Finance approved after the contract
Signing before capacity is confirmed in writing is the single most common way a purchase falls over, and it is entirely avoidable.
Structure decided too late
Whose name the property goes into is very hard to change after the contract. It is a conversation for before you sign, not after settlement.
Nobody owns the gap
When four separate parties each think another one is waiting, a week disappears. Somebody has to be accountable for the whole line, not one segment of it.
Start with the capacity assessment.
